Omdat geen wijziging van het bestemmingsplan nodig is, en de gemeente Nijmegen het gebouw niet hoeft te slopen. Daardoor ligt de \u2018financi\u00eble opbrengst\u2019 voor de gemeente ver boven de biedingen. Maar wij kleurden buiten de lijntjes. Ons plan is niet gekozen..<\/p>\n<p>Met kennis van nu inzake stikstof en PFAS werden wij uitgedaagd om een slimme oplossing te bedenken:<br \/>\u2013 19 woningen van diverse grootte;<br \/>\u2013 lage procedurekosten door binnen de regels van het bestemmingsplan te opereren;<span class=\"Apple-converted-space\">\u00a0<br \/><\/span>\u2013 geen sloopkosten voor de gemeente;<br \/>\u2013 bestaande fundering draagt massief houtskeletbouw (clt \/ klh) met keramische gevel;<br \/>\u2013 herbestemming van het authentieke gymnastiekzaaltje;<br \/>\u2013 amper grondverzet;<br \/>\u2013 geen aantasting van archeologische waarden;<br \/>\u2013 respectvol omgaan met de identiteit van de kloostertuin;<br \/>\u2013 energieneutraal wonen;<br \/>\u2013 optimale voorzieningen voor flora en
